My stucco was put on in the early 1980's so it was aged with large open cracks, mold, and sagging. I choose Reaction Exteriors based on the detail of their quote and honesty about unexpected fees I could face if we uncovered a bigger water & mold problem. The original stucco application was on foam core boards with adhesive felt then wire-mesh and stucco. Very flimsy to today's standards which considers extreme weather events. This new application used plywood, water barriers, mesh, and three coats of stucco material along with proper flashing around the windows and doors. The team of workers were on-time, clean, friendly, and skilled in their trade of masonry (check out the even and consistent pattern in the final picture). My house looks beautiful again. No more cold drafts or mold worries. I'm hoping my electric bill goes down too now that we're insulated. Thank you!

Window Process

Remove existing window
Prep jambs
Install Henry FortiFlex Butyl sill pan
Caulk interior bottom corners of sills
Re-Install window
Install 6" 3M flashing tape around side flanges, then top flange
Install head flashing

Stucco to James Hardie - Hardie Plank fiber cement siding

Remove entire stucco elevation, corner to corner
Replace OSB or foam board with new 1/2" plywood
Install Henry WeatherSmart vapor barrier with cap staples
Remove and correctly reinstall windows
Install Hydrogap
Outline field in 5/4" Azek
Install HardiPlank siding according to manufacturers specs
Flash all butt joints, paint all cut ends, caulk detail where it meets dissimilar material, leave 1/4" joint above all flashings, etc.

Stucco to Wolf Portrait™ High-Density Cellular™ Siding

Remove entire stucco elevation, corner to corner
Replace OSB or foam board with new 1/2" plywood
Install Henry WeatherSmart vapor barrier with cap staples
Remove and correctly reinstall windows
Outline field with either Premium Everlast color-matched trim or white cellular PVC trim
Install Wolf Portrait siding according to manufacturers specs
